Parcel F Auction

LIVE AUCTION FOR TRANSBAY PARCEL F, DOWNTOWN SAN FRANCISCO

The Transbay Joint Powers Authority (TJPA) announced today that they will continue the procurement process for Parcel F with the five pre-qualified parties interested to secure the best price and most complementary land use for the site. As a result the auction portion of the Parcel F procurement originally scheduled for Wednesday, September 2, at City Hall has been cancelled. Please see Press Release for further information.

The Transbay Joint Powers Authority (TJPA) issues this notice that it will receive bids at a live auction for the sale of the real property in the City and County of San Francisco referred to as portions of Transbay Parcel F, as well as all or portions of 75 Natoma, 546 Howard, 564 Howard, 568 Howard, and 77-79 Natoma (APN 3721-015A, 031, 016, 019, 020, 029) (collectively, “Parcel F”). Parcel F contains approximately 29,000 square feet of net developable area. It is located mid-block between First, Second, Howard, and Natoma Streets, directly across from the new Transbay Transit Center. The height limit is generally 750 feet and Parcel F is zoned for at least two-thirds commercial use. Parcel F will have the opportunity to connect to the 5.4 acre rooftop park on the Transit Center by a pedestrian bridge.

The live auction has been cancelled. will be held at 10:00 a.m. Pacific Time on Wednesday, September 2, 2015 at San Francisco City Hall in the South Light Court. Prior to the live auction, each bidder must pre-qualify and submit a sealed written bid that meets or exceeds the minimum bid price of $160 million. At the live auction, the TJPA will announce the highest written bid and then invite oral bids above that amount. The TJPA will then allow the two highest oral bidders to submit final written sealed bids at the live auction. The TJPA will end the live auction after assuring an adequate time for bidding and determining the highest bid. Participation in the live auction will be limited to pre-qualified bidders that have submitted a written bid in accordance with the bid documents.

Prospective bidders may access the documents pertinent to the property, the pre-qualification requirements, and the auction procedures and requirements below. Questions about this opportunity may be submitted to: Auction@transbaycenter.org. All questions and answers will be posted on the TJPA’s website for the benefit of all prospective bidders, although the TJPA will not identify the source of any question.

A site inspection was held at 2:00 p.m. Pacific Time on Thursday, June 18, 2015 at the TJPA offices, located at 201 Mission Street, Suite 2100, San Francisco, CA. A second site inspection will be held at 2:00 p.m. Pacific Time on Tuesday, July 14, 2015 at the TJPA offices, located at 201 Mission Street, Suite 2100, San Francisco, CA. This announcement shall not create any legal rights or responsibilities. All terms of this offering shall be as set forth in documents to be posted on TJPA’s website and which may be subject to change. Without limiting the foregoing, any and all contracts will be contingent upon TJPA Board approval. TJPA reserves the right to reject all bids, including a bid that meets the minimum bid amount, and cancel the opportunity at any time.

Beginning on the date the notice of live auction for Transbay Parcel F was issued, there will be no communications concerning the auction between members of the TJPA, OCII, or City Boards, Commission, staff, other consultants already engaged by the TJPA, OCII, or City on matters relating to the auction, or members of the selection committee, and any prospective bidders or their employees or agents regarding the auction, except as submitted in writing to: Auction@transbaycenter.org.
